Go to Properties & Units, enter the address, and click Add Property. That's it for a normal single-family home — it's ready to assess immediately, no unit name needed.
Only if a property is actually split into more than one unit (a duplex, a house with a detached ADU, etc.) do you add extra units below it with your own labels.
Go to New Assessment, pick the property/unit, choose Move-In or Move-Out, set the date, and click Start Assessment.
Tap each area you're inspecting (Kitchen, Living Room, Bedroom 1, etc.) to add it — or type a one-off name for something not on the list. For each area:
Set an overall condition rating and any general notes for that area, then add a finding for anything specific worth calling out — pick one from the library (it fills in standard wording for you) or type your own.
Every finding — and every appliance/system — has a photo button. On your phone this opens your camera directly, same as an inspection app: tap it, take the picture, it uploads right away. Add as many photos as you need to one finding. Tap a photo afterward to add a caption.
HVAC, water heater, and any other major appliance get logged with make/model/serial and a nameplate photo. These carry forward to the unit's next assessment automatically — you only touch this section again if something changed (a replacement, a new filter size, etc.).
Fill in Completed By (who did the walkthrough) and, if the tenant is present, Tenant Comments in their own words.
Save & Finish Later keeps it as a draft you can resume anytime from the Dashboard or Assessment History. Mark Completed locks it in as finished. Either way, everything you've already entered is saved the moment you enter it — nothing waits for a final "save" button.
There's no offline mode yet — if you lose signal mid-walkthrough, anything new you try to add won't save until you're back in range. Keep that in mind out in areas with weak coverage.
There's no printable/PDF report yet — right now you review a finished assessment on-screen from Assessment History, not as a document you hand to an owner. That's planned next.
